Kialla sits immediately south of Shepparton and covers three quite different markets. Kialla Lakes is the established estate around the lakes, Gordon Drive and Waranga Drive. Kialla West holds the newer releases. Beyond them sit the lifestyle blocks and small acreages.
Buyers here are usually families upgrading, professionals working in Shepparton health or education, and tree changers coming up from Melbourne. Retirees moving off larger rural properties land here too. Kialla Central shopping and Shepparton Marketplace are both close, which is part of the appeal.
Kialla has the highest house median of the four suburbs in our September report, at $720,000. Selling times are longer than in Shepparton or Mooroopna, at a median of 72 days. Larger homes take longer to find their buyer, so the asking price needs to be right from the first week. The team sold 11 Bookar Place at $700,000 and 22 Furphy Avenue at $600,000 this year.
